AMARILLO,TEXAS -- This time of year is usually a springboard for house hunters, and with the tax credit extension through April of this year, it's becoming a buyers market.

Add to that a drop in the inventory of homes under $200,000 and those remaining homes will be off the market quickly.

Lisa Harris, President of the Amarillo Association of Realtors, says, "We have a decrease in the inventory, so there's under 6 months of inventory and so that's the perfect time to buy. There's not enough houses on the market and if you're wanting to sell, its also a perfect time for you too!"

There are some important changes to the extended first time home buyers credit. You don't have to close on your house before the April 30th deadline, and anyone living in their primary residence for at least 5 of the last 8 years can also take advantage of the credit.
