AMARILLO, TEXAS -- If you've ever had aspirations of living downtown, well you will get your chance in the next year.

The building at 1201 South Polk Street has been standing since 1925 has most definitely seen better days, and in the spring of 2012, plans are to restore it to its original glory.

It's being renovated into a combination commercial retail store and apartment complex complete with 16 living units.

"12 one bedrooms and four two bedrooms and we're working with the city to make sure we're in line with the urban design standards as well," said Tom Pauken, Managing Partner.

The big question is there a high demand for more of these types of buildings downtown?

"We really have found that there's a real demand, there's a shortage of units for people, I call it middle class units for people and we've been full-up at our various projects that we have had downtown."

With the success of other downtown projects like the Parkview Apartments, the Renaissance Condominiums, the Fillmore Lofts, and the Renaissance Office Park, Pauken feels Vineyard Manor will bring something special to the table.

"I think there's some exciting possibilities with the commercial side once we get the project completed and work with perspective tenants. I think there will be some good opportunities and it'll fit in with the overall city plan to redevelop downtown."

Pauken says as an early pioneer of revamping downtown, it's encouraging to see some major projects come back to Center City.

Part of the project will be completed by the end of 2011 with the ultimate completion date being in the Spring of 2012.
